Unlike traditional real estate acquisition, in which investors secure a loan, buy the property, and fix it up, Greene promotes changing the order of events. He suggests investors purchase a property with cash on hand, fix it up, then refinance. The rehab adds value to the property, yielding greater reward that can then be used to make more deals. Greene notes that renting these properties instead of flipping them is often the better choice, as flipping has the negative impact of taxes and commissions. He dedicates thorough chapters to each of the five steps (buy, rehab, rent, refinance, repeat), reinforcing his arguments with real-life scenarios and showing how to maximize efficiency at each stage. Investors must reach a black belt level of commitment, he writes, noting that his strategy rewards patience, diligence, and perseverance. Greene (Long-Distance Real Estate Investing), with nearly a decade's worth of experience pursuing financial security through real estate rehab, shares his strategy to acquiring a significant real estate portfolio in just a few years. The author uses "Traditional Tom" and "Mastery Mike" to illustrate points, along with financial formulas and examples from his personal BRRRR investments. Phrases such as "grow your wealth FAST" and "become a black belt real estate investor" give the writing an infomercial slant. VERDICT For readers willing to step outside conventional real estate investment thought. Consider for balanced and broad finance and investing collections.
